What is “Buy To Let”? The phrase “buy to let” means the purchase of property in order to use it for business, let to someone else. This means that the scheme of buy-to-let is to buy property at a low price then either rent it to tenants or sell it at a higher price when the house or land properties rise.

This would involve loans from banks or lending institutions. As such, this would involve risks. Buy to let schemes are subject to risks that when you do not succeed, you would be in a big debt. This is since when you buy a property in consideration of a buy to let scheme, you would be taking out a loan with interest. If such property does not gain profit, then your loan obligation would have an additional 10 % or more. As such, you would be burned. But, consider the profit you would make in buy to let.

With that said, buy to let schemes requires a lot of understanding and studies. You should be able to predict the prices of properties and the population that would be coming in. If you want to enter into Buy-To-Let business, then you should consider having a background on the area that you are to invest in. Surveys of the land and properties are a must for investors in buy to let business.

But, studies show that more than 70 % of buy to let investors make a profit, and about less than 30 % either break even or make loss. So, I guess you should be in the upper 70% if you enter into Buy-To-Let.

If you are considering entering into the buy to let business here in the Philippines, then I suggest you take a look at the Metro Manila area or the Cebu area. The population in these areas is rising. Especially at Taguig, where lots of condos are being put up, the buy to let scheme would surely work there, being a center for business.

In Manila, you could buy old properties, refurbish, then let to others. Look into the Malate area in such city.

When I have the means, I will surely try my hand at it. My friends are doing buy to let, maybe I could ask them some tips on the subject of buy to let.
